Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.

Finance the improvements you have in mind

Secured loans for home improvements can help fund larger renovations, such as extending your living space, replacing a kitchen or updating a bathroom. Tell us what you want to do and how much you need, rather than choosing a loan amount simply because it is available.

Get written quotes for materials and labour before applying. Include any professional fees and a sensible allowance for unexpected costs. Improvements do not necessarily increase your home’s value by the amount you spend.

How does a secured home improvement loan work?

The loan is secured against your home. If you already have a mortgage, a second-charge loan is separate from it: you continue making your existing mortgage payments alongside the new loan repayments.

Your available equity, income, existing commitments and credit history affect the amount and terms a lender may offer. Equity is your property’s value minus the borrowing already secured against it. Owning a home alone does not guarantee approval. Read more about how secured loans work.

What should you compare before deciding?

Look at the interest rate, fees, monthly repayments and total amount repayable. Compare the annual percentage rate of charge (APRC) and check for early repayment charges. A longer loan term may reduce the monthly payment but increase the overall cost.

Consider alternatives too, including savings, an unsecured loan or additional borrowing from your mortgage lender. Securing borrowing against your property creates a risk to your home. MoneyHelper explains second-charge mortgages and the alternatives.
